NEW CONSTRUCTION

putting a roof over your new construction

The roofing system of your commercial building is quite possibly the most vulnerable part of your building’s exterior. It can sustain a lot of abuse from rain, snow, wind, hail, and UV rays, so it is crucial when planning the roofing system for new construction to do it right the first time. When it comes to commercial roofing, there are various options from which you can choose, and it might feel overwhelming! You can lean on our team at Bear Brothers Roofing to help you make the best decision for your commercial roofing needs.

If water is left to collect and pool on your roof, it will be forced to drain from the nearest hole or crack. This could very well allow water to seep into your ceiling,  walls or foundation. In the colder months, this is particularly risky because if ponding water freezes, it will expand and can break up the roof’s surface, creating cracks for melted water to penetrate. Unfortunately, once this happens, you can’t turn back time, and it must be repaired.

Choosing the Right Commercial Roof Materials

There are many decisions to make when planning for roof construction on a new building, one of them being the material used. You will want to choose your commercial roofing material based on your needs, budget, and the look you desire. Below are some of the options we offer.

Asphalt Shingles

A very commonly used roofing material, asphalt shingles are easy to produce, making them a very affordable option. They come in various styles and color and last between 15 and 30 years.

Concrete Tile

Concrete tiles are made from sand, cement, and water, and come in a wide variety of sizes, shapes, colors, and textures. The lifespan of concrete tiles ranges from 40-60 years given proper maintenance.

Metal Roofs

Metal roofing is one of the best long term options that has a life expectancy of 50 years or more. You can choose from a variety of metal types such as copper, stainless steel, and aluminum.

PVC

This roofing material is thermoplastic, single-ply membrane, and forms a powerful, watertight bond when the seams are heat-welded. Installation methods typically include fasteners, full adhesion and heat welding. PVC last between  25-35 years.

Modified Bitumen

Polymer-modified bitumen or modified bitumen (MB) sheet membranes are composed of many layers. They are generally fully adhered and installed as a two-ply roofing system. The two types of MB roofing membranes are APP polymer-modified bitumen and SBS polymer-modified bitumen. The average lifespan is 15-25 years.

Wood shake Shingles

This type of shingle is made from redwood, pine, red cedar, or cypress trees. They have a life expectancy of 20-60 years depending on the type of wood and climate.

Synthetic Composite Shingles

These shingles use the most advanced materials to build shingles that look like traditional designs but offer improved weathering and hail resistant characteristics.

EPDM

EPDM is quick, clean, and inexpensive. It is a single-ply membrane that is typically applied with fasteners, adhesives and possibly balast. Highly resistant to water and heat, this synthetic rubber roofing material an excellent option for flat roofs it should last 20-35 years.

TPO

This thermoplastic, single-ply material is reinforced and offers a more durable flat roof solution than previous materials and comes highly recommended for the flat roofs of commercial buildings. Sheets of TPO are welded together with heat, creating an impenetrable surface. This material performs well at protecting your building from the elements and most chemicals. TPO has a life span of 20 to 35 years.

Liquid Applied Roofing Systems

Liquid applied roofing systems are specially designed coatings that are applied with either a roller or can be sprayed onto the roof. It is a layer thicker than paint that contains polymeric materials and white pigment to make the surface water proof, reflective, and opaque. This helps protect the underlying roofing material from degradation caused by harsh UV rays. Liquid applied systems can be the solution you need to extend your current roofs life span a few more years.
