Commercial Roof Replacement in Denver, CO
To Replace or Repair; That Is the Question
If water is left to collect and pool on your roof, it will be forced to drain from the nearest hole or crack. This could very well allow water to seep into your ceiling, walls or foundation. In the colder months, this is particularly risky because if ponding water freezes, it will expand and can break up the roof’s surface, creating cracks for melted water to penetrate. Unfortunately, once this happens, you can’t turn back time, and it must be repaired.
How Do I Know When to Replace My Roof?
When should I Replace My Roof?
Every roof has its own individual lifespan that can be affected by a variety of factors.
- Roof Age: If your roof is more than 20 years old, it may be time to consider a commercial roof replacement. Certain materials used to construct the roof may have a limited lifespan and start to fail, causing the need for constant repairs.
- Environment: If you live in an area that frequently experiences severe weather, drastic temperature changes, heavy rainfall or snowfall, or regularly high winds, your roof may need replacing a little sooner than the same type of roof in an average climate.
- Lack of Regular Maintenance: Maybe the previous building owner didn’t keep up with regularly scheduled roof maintenance, and now you have been left to pick up the pieces. It is unfortunate, but if cracks and leaks went unaddressed or damage was left untouched, the roof may need replacing sooner than expected.
- Poor Workmanship: If the initial construction of the roof was not done correctly, you might find yourself needing repair after repair when, in reality, a replacement is the appropriate course of action.
Initial Preparation
Preparing the inside of your building before construction can save you time and clean up later. While our crew is up on your roof, you may experience some falling dust and debris. We suggest covering important equipment or temporarily relocating employee work stations when construction is near that area of the building. The building may experience some vibrations, so temporarily removing items hanging on the walls or ceiling fixtures can prevent these items from falling and breaking or causing an injury. You may want to direct employees to park in an area not directly near where the work zone will be.
Delivery of Materials
Bear Brothers Roofing team may deliver the materials before the project begins. If this is the case, they will either be delivered directly to the roof or, in some circumstances, the materials may be stored in the parking lot or another staging area near the building. We will do everything we can to keep materials from disrupting daily business operations.
Begin Installation
Our crew will arrive on the predetermined day and time to get started on your roof replacement. We will work hard to complete the project at the highest standard and within the discussed timeline. On the day installation begins, we suggest having the primary contact person on-site if possible.
Project Cleanup
Our goal is that you will find no evidence that we were there, other than your beautiful new roof! Our crews make a strong effort to keep the project area as tidy as possible during installation. Once everything is complete, the crew will clean up all leftover materials or debris and leave no trace.
